Fire Dampers
Under the Regulatory Reform (Fire Safety) Order 2005 and the Fire Safety Regulations 2022, it is a legal requirement to carry out annual inspections of all Fire and Smoke Dampers in your building.
The focus of each inspection is to identify and test functionality, of each damper ensuring they will close and open correctly in the event of a Fire.
The inspection should be as follows:
1. Locating all dampers using building schematics and ensuring there is an access hatch.
2. Checking for surface damage, corrosion, or incorrect installation.
3. Removing dust, grease, and debris that could prevent the damper from closing fully.
4. Manually releasing the fusible link or activating the actuator to witness the damper “dropping” into a fully closed and latched position.
5. Re-opening the damper and providing a detailed report with photographic evidence (before, during, and after) for compliance records.

AOV’s and Fire Stopping
The inspection and maintenance of AOV’s (Automatic Opening Vents) is a critical and legally required fire safety procedure, mandated at least annually to ensure smoke ventilation systems operate during a fire and must be maintained by qualified professionals to meet BS 7346-8, the Regulatory Reform (Fire Safety) Order 2005 and Fire Safety Regulations 2022. Regular testing includes monthly functional checks and annual or bi-annual servicing of components like vents, actuators, and controls.
Fire stopping is a critical form of passive fire protection used to seal gaps, openings, and joints in fire-resistance-rated walls and floors. Its primary goal is to maintain compartmentation, which prevents the spread of flames, toxic smoke, and hot gases between rooms, thereby protecting escape routes and allowing more time for evacuation.
